Asbestos testing in Sydney

Fibro, eaves, wet areas and vinyl backing: if your Sydney home or workplace was built before 1990, test before you renovate, buy or demolish.

Short answer

EnviroForce tests for asbestos across Sydney. An inspector visually assesses suspect materials, takes small samples, seals the sample points and sends them to a NATA accredited laboratory. Reports are typically delivered within 24 hours. Workplaces built before 31 December 2003 must keep an asbestos register under SafeWork NSW rules.

Asbestos in Sydney homes

Sydney's federation, inter-war and post-war housing stock contains asbestos in fibro, eaves, wet areas and roofing. In 2024, asbestos-contaminated mulch found in parks and public spaces across Greater Sydney also raised awareness of contaminated landscaping materials.

Some homes in southern NSW, including Queanbeyan, were insulated with loose-fill asbestos. NSW keeps a public register of affected properties.

Common questions

Straight answers to the questions people ask us, and ask AI assistants, most often.

Does my house have asbestos?

If it was built or renovated before 1990, it may. Asbestos was used in fibro sheeting, eaves, wet-area linings, vinyl floor backing, roofing, pipe lagging and textured coatings until the national ban on 31 December 2003. You can't confirm it by eye. A sample analysed by a NATA accredited laboratory is the only reliable test. Asbestos in Australian homes.

Can I test for asbestos myself?

Home asbestos kits rely on you cutting into a suspect material, which can release fibres, and their results are not accepted for compliance. Asbestos can only be confirmed by a NATA accredited laboratory, usually by polarised light microscopy. A trained inspector samples safely and seals the spot.

How long do asbestos test results take?

Our asbestos reports are typically delivered within 24 hours of the inspection, once laboratory results are back.

What is the difference between friable and bonded asbestos?

Friable asbestos can be crumbled by hand and releases fibres easily, such as pipe lagging and some insulation. Bonded (non-friable) asbestos is locked in a material like fibro sheeting and is lower risk while it is in good condition and left undisturbed.

Who can remove asbestos?

Friable asbestos must be removed by a Class A licensed removalist. Bonded asbestos over 10 square metres needs a Class A or Class B licence. Small amounts of bonded asbestos may be removed by a competent person in some states, but rules vary, so check with your state regulator first.

How much does asbestos testing cost in Sydney?
