Meth testing, 24 hours a day

NATA accredited methamphetamine residue sampling for buyers, sellers, landlords, property managers, insurers and businesses. Urgent jobs booked around the clock, Australia wide.

Short answer

A meth test measures methamphetamine residue on indoor surfaces. A technician wipes set areas (100 cm² each) using the NIOSH 9111 method, the samples are analysed by a NATA accredited laboratory, and results are compared with Australia's residential guideline of 0.5 µg/100 cm². Above that level, a property needs further assessment and usually remediation.

When you need a meth test

Most people book a meth test at one of five moments. Each has a different goal, so we tailor the assessment to it.

  • Before you buy. A building inspection cannot detect meth. Testing before settlement can save you tens of thousands in remediation. Pre-purchase testing.
  • Before you sell. A clear report is a selling point and answers the question buyers increasingly ask.
  • Between tenancies. A baseline at the start and end of each lease shows when contamination happened, which matters to insurers and tribunals. Guide for landlords.
  • When something feels wrong. Chemical smells, unexplained staining, a police visit or a tip-off from neighbours.
  • After remediation. Validation testing confirms the clean-up worked before anyone moves back in.

Which type of meth test do you need?

AssessmentWhat it involvesBest for
DIY instant kitA swab and test cassette you use yourself. Gives a positive or negative indication in minutes, no number.A quick first check between tenancies or before an inspection
Laboratory composite (screening)Our technician takes 100 cm² swab samples across the property. They are combined at the laboratory for one average result, but kept so they can be re-run individually.Routine screening for sales, purchases and tenancy changes
Detailed compositeThree to five samples per room on different surfaces, analysed together for a total per room.A balanced picture room by room when a problem is suspected
Detailed assessment (discrete)Every sample analysed individually, room by room or area by area. The highest accuracy. When a screening result exceeds 0.5 µg/100 cm², for insurance claims, disputes and remediation scoping
Validation testingA detailed assessment carried out after remediation.Confirming a property is below the guideline before re-occupation

What happens on the day

  1. Booking. We confirm the address, rooms, access and purpose of the test, and quote.
  2. Site visit. A trained technician photographs each sampling location and wipes a measured 100 cm² area with a solvent-wetted swab, changing gloves between samples.
  3. Chain of custody. Samples are sealed, labelled and sent to a NATA accredited laboratory with a signed chain of custody record.
  4. Analysis. The laboratory quantifies methamphetamine in micrograms per 100 cm².
  5. Report. You receive a report with sample locations, photos, results against the 0.5 µg/100 cm² guideline and clear next steps.

Why accredited sampling matters

Anyone can buy a swab. What makes a result hold up is how it was collected: the area measured, the swab and solvent used, contamination controls, labelling and chain of custody. NATA accreditation means an independent body has assessed all of that against ISO/IEC 17025 (2017).

EnviroForce became Australia's first NATA accredited methamphetamine sampling company in September 2022. Our accreditation covers sampling; analysis is carried out by a NATA accredited laboratory. Read about our accreditation.

Meth testing benefits

For time-critical situations, we offer our Meth Residue Testing service throughout Australia 24 hours a day, 7 days a week.

Meth contamination is a very real issue for people buying or renting property and can cost thousands of dollars to remediate. Meth labs are toxic to the environment, harmful to life, and cause property value to decrease. Methamphetamine is a highly addictive stimulant of the nervous system. Its physical and physiological effects are offset by the highly toxic effects on the body and escalating costs to society. Our rapid meth testing kits and fast efficient service will quickly identify any property or surface which is contaminated by Meth. The process is fully documented and guaranteed, we deal with the risks so you don’t have to.

Meth manufacturing and use in Australia is a serious issue. You may not realise it, but the biggest threat to rental properties is not meth labs, it’s meth users. As well as destroying lives, it is devaluing homes.

The best way for property owners to protect themselves from liability and financial loss is through meth residue testing conducted by a credible organisation.

  • Deters tenants from smoking and or making meth on your property.
  • Testing before purchasing ensures peace of mind when moving in.
  • Testing when selling shows potential buyers that the property is free of contamination.

NIOSH compliant laboratory reports

Detailed Assessment

A room-by-room or area-by-area type of methamphetamine residue testing that provides individual analysis per sample. This type of testing is required when a "Screening Assessment" has exceeded 0.5µg.

Detailed Composite

The most thorough testing method. This method takes a minimum of 3 and up to 5 samples per room on different surfaces. The samples then get analysed together to provide an accumulated total of Methamphetamine for the room.

Meth residue testing is important for

Homeowners

Meth Residue Testing is useful for concerned parents, tenants, and landlords who suspect that their property may be suffering methamphetamine contamination.

Real Estate

Regular meth testing of properties by Property Managers and Real Estate Agents provides important information about the tenants and is a best practice before moving new people into a hazardous environment.

Entities

Methamphetamine Residue Testing is useful for insurance companies and banks as a tool for gathering evidence or making important business decisions.

Why choose EnviroForce?

At EnviroForce, Our main focus is sampling Australian homes for methamphetamine, so we offer an impartial evaluation of your property. Samples are taken in line with the industry code of practice and analysed by a NATA accredited laboratory. Which enables You To trust in the results.

Meth testing services for rental properties

We advise regular meth residue screening for rental properties in Australia. Not only does it ensure early detection, when remediation is likely to be less costly, it also restricts tenants from using or making meth on your home.

Meth residue testing between tenants

There had been many cases in Australia where landlords have been sued by tenants because health problems led to the discovery of meth residue inside the rented houses. Testing for meth residue between tenancies ensures a home that is safe for residency.

Pre Meth Screening before buying properties

Are you adding on your rental property portfolio or buying a house in Australia to stay in? A pre-purchase meth residue screening can help you make sure that you're no longer buying or renting a house with some invisible trouble.

Pre sales meth testing for properties

In case you are planning to sell a property in a suburb, town, or rural region of Australia, we suggest you attach the Meth residue negative report with it as there are many cities in Australia where meth contamination has been found recently

Meth residue testing protects properties

When you own or are looking to buy residential property, knowledge is power. Building inspections can provide important information about the structural integrity and condition of a property, but they can’t detect meth residue. While a DIY meth residue test kit can give you an indication, only professional meth residue testing provides the detailed information you need.

Common questions

Straight answers to the questions people ask us, and ask AI assistants, most often.

What level of meth residue is considered unsafe in a house in Australia?

Australia uses a health investigation level of 0.5 µg/100 cm² for residential surfaces, set by the Australian Clandestine Drug Laboratory Remediation Guidelines (2011). A result above that level means the property should have a detailed assessment and, usually, professional remediation before people live in it. Some commercial settings have a higher investigation level. See our guide to safe meth levels.

How much does a meth test cost in Australia?

Our DIY kits start at $19.95. Professional sampling is quoted per property and depends on the number of rooms, whether you need a screening or a detailed assessment, and where the property is. Standard pricing covers properties within 50 km of the CBD or GPO of our service locations. Beyond that, travel is charged at 78 cents per kilometre, and we quote it before you book. See what affects the price.

How long do meth test results take?

A site visit for a typical house takes one to two hours. Samples then go to a NATA accredited laboratory under chain of custody, and turnaround depends on the laboratory and the type of assessment. We confirm the expected turnaround when you book, and urgent jobs can be prioritised.

Can I test my house for meth myself?

Yes, as a first screen. A DIY kit such as our single house kit gives an indication in minutes. It cannot give you a number, is not NATA accredited and will not satisfy an insurer, tribunal or buyer. If a kit shows a positive, or the stakes are high, book professional sampling. Compare the two.

Is meth from smoking as bad as a meth lab?

Usually not. WA Department of Health data shows residue from smoking is often below about 3 µg/100 cm², with hotspots of 10 to 15 µg/100 cm² in heavily used areas. Former clandestine labs can exceed 100 µg/100 cm² and also leave solvents and acids. Both can exceed the 0.5 µg/100 cm² guideline, so both are worth testing for.

How long does meth residue stay in a house?

Meth residue does not simply wear off. It is absorbed into paint, plasterboard, carpet, curtains and ducting and can remain detectable for years if the property is not properly remediated. Ordinary cleaning and repainting can mask it without removing it.

Can meth residue make you sick?

Exposure to meth residue has been associated with headaches, sore eyes, skin irritation, breathing problems and sleep and behaviour changes in children, who are most exposed because they touch surfaces and put their hands in their mouths. The risk rises with the level of contamination. If you are worried about symptoms, see your GP and mention the possible exposure.

Do you clean or remediate meth-contaminated properties?

No. We only sample and test, which keeps our results independent. If remediation is needed, your report gives the remediator a clear map of what to treat, and we can carry out validation testing afterwards to confirm the property is below the guideline.

Do I have to disclose meth contamination when selling or renting?

Rules differ by state. In NSW, landlords must tell prospective tenants if they know the property was used to make or grow prohibited drugs in the last two years. Victorian rental providers must disclose known drug trafficking or cultivation in the last five years. Agents everywhere must not mislead buyers or tenants. Read meth laws by state and get legal advice for your situation.

How do I book a meth test?
Book online or call 1300 373 785. Tell us the address, property type, number of rooms and why you are testing (sale, purchase, tenancy, insurance or a concern), and we will recommend the right assessment and confirm a time.
Can you test a property tonight or on the weekend?

We take urgent bookings 24 hours a day, 7 days a week by phone on 1300 373 785. Out-of-hours attendance depends on technician availability in your area and may attract a surcharge, which we confirm before booking.

Will a meth test damage my walls?

No. Sampling is a surface wipe of a measured 100 cm² area. It leaves no mark on sound paint and needs no drilling or cutting.
