Clandestine drug lab inspection and drug residue testing

When a property may have been used to make drugs, a meth swab is only the start. We assess the signs, sample for the drug and its precursors, and give you a report a remediator can work from.

Short answer

A clandestine drug lab inspection looks for evidence that drugs were manufactured at a property and measures what was left behind. It combines a visual assessment with surface sampling for methamphetamine and, where relevant, precursor chemicals such as P2P, pseudoephedrine and safrole. Former labs often have far higher contamination than homes where drugs were only smoked.

Signs a property was a drug lab

  • Strong chemical, ammonia or solvent smells that linger
  • Yellow, brown or purple staining on walls, sinks, benches or drains
  • Blacked-out or covered windows and extra locks or cameras
  • Improvised ventilation, fans or holes in ceilings
  • Chemical containers, glassware, tubing, gas bottles or blister packs from cold and flu tablets
  • Burn marks, corroded fittings or dead patches in the garden where chemicals were dumped

If you find active equipment or chemicals, leave immediately, do not touch anything, and call the police on 000 or Crime Stoppers on 1800 333 000.

What our inspection covers

  1. A walk-through to identify likely production, storage and disposal areas.
  2. Surface sampling for methamphetamine in every room, plus ducts, drains and outbuildings where relevant.
  3. Sampling for precursor chemicals where manufacture is suspected.
  4. A report mapping results against the national guideline, with photos and recommendations for remediation scope.

After the inspection

Former labs usually need professional remediation, which can range from intensive cleaning to removing plasterboard, carpets and fittings. We do not remediate, so our results stay independent. Once the work is done, validation testing confirms the property is safe to re-occupy.

The growing drug problem in Australia

Drug contamination which is an invisible contaminant has no real odour. It is a very real issue for people buying or renting property and can cost thousands of dollars to remediate. Heavy meth use accounts for majority of contamination issues along with drug labs which are still being detected. A regular drug screen is the solution.

Tackling the issue with drug screening

Drug residue screening establishes the safety and liability risks within a new property before tenants move in or when a sale transaction is completed. A regular meth screen provides a deterrent to drug use and manufacture which can also detect contamination problems early when they are not as costly to fix.

Why choose us?

Our primary focus is sampling properties for drug residue, so we can provide an unbiased assessment of your property. The samples are taken correctly according to industry code of practice & analysis is conducted using an NATA accredited laboratory which enables you to have confidence in the results.

A regular drug screen for rental properties is fast becoming best practice in Australia

Regular property inspections to identify maintenance issues are expected by both tenants and landlords these days. Screening for drug residue should be part of this regular routine. Apart from the obvious benefits of detecting residue when levels are low enough to make decontamination relatively easy, the chances of drug use on the property decrease substantially, because tenants know the property will have a drug screen regularly.

Common questions

Straight answers to the questions people ask us, and ask AI assistants, most often.

How can I tell if a house was used as a meth lab?

You often can't by looking. Possible signs include chemical or ammonia smells, yellow or brown staining, blacked-out windows, extra ventilation, chemical containers or burn marks, and neighbours' reports of unusual activity. Many contaminated homes show none of these. Signs of a meth house covers what to look for and why testing is the only reliable answer.

What should I do if I think my rental was a meth lab?

Don't start cleaning. Limit time inside, keep children and pets out, and book an inspection. If you find chemicals or equipment, call police first. A detailed report tells you, your insurer and any remediator exactly what you are dealing with.

Can a former meth lab be made safe?

In most cases, yes. Former labs can usually be remediated and validated as safe. A small number with very high contamination or structural damage are demolished.

Is meth from smoking as bad as a meth lab?

Usually not. WA Department of Health data shows residue from smoking is often below about 3 µg/100 cm², with hotspots of 10 to 15 µg/100 cm² in heavily used areas. Former clandestine labs can exceed 100 µg/100 cm² and also leave solvents and acids. Both can exceed the 0.5 µg/100 cm² guideline, so both are worth testing for.

Do you clean or remediate meth-contaminated properties?

No. We only sample and test, which keeps our results independent. If remediation is needed, your report gives the remediator a clear map of what to treat, and we can carry out validation testing afterwards to confirm the property is below the guideline.

Does home or landlord insurance cover meth contamination?

It depends entirely on the policy. Some landlord policies cover contamination caused by tenants up to a limit, some exclude it, and most require proof of when contamination happened. That is why insurers ask for an accredited report and why testing at the start of each tenancy matters. How testing supports a claim.
