When to test in the buying process
- At the open home or inspection, a DIY kit can give a quick first indication (ask the agent first).
- When making an offer, ask your conveyancer or solicitor about including a meth testing condition.
- During the cooling-off or due diligence period, book accredited sampling.
- If the result is positive, get a detailed assessment and a remediation quote before deciding to negotiate or withdraw.
Higher-risk purchases
- Former rental properties, especially with a history of short tenancies
- Deceased estates and mortgagee sales where the history is unknown
- Freshly painted and re-carpeted homes
- Rural properties with sheds or outbuildings
- Properties sold "as is" with limited disclosure
