Meth testing in Newcastle
Newcastle and the Hunter have a large student, mining and health-sector rental market. We sample across Newcastle, Lake Macquarie, Maitland and Port Stephens.
NSW landlords must disclose known drug manufacture or cultivation in the last two years. A report from the start of each tenancy is the cleanest evidence of a property's condition.

- Sellers who want a clear report for their campaign

New South Wales rules to know
Since 23 March 2020, a NSW landlord or agent must tell a prospective tenant if they know the property has been used to manufacture or cultivate a prohibited drug or prohibited plant in the last two years. Failing to disclose a material fact can give the tenant grounds to end the lease or seek compensation.
There is still no NSW requirement to test. Testing gives owners and agents evidence of what they knew and when, and a clear report protects both sides if a dispute reaches the NSW Civil and Administrative Tribunal.
